You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.
Instead of requiring all roommates to sign a joint lease, each person at Cottages of Clemson has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your cottage are empty, you only pay the rate for your bedroom.

The spacious accommodations at Cottages of Clemson range from 2 to 4 bedrooms, with a private bathroom for each bedroom, plus an extra half-bath available in the 2-bedroom floorplans.
The residences at Cottages of Clemson are generally unfurnished, to allow residents to bring or rent furniture of their choice. Residents can select an optional bedroom furniture package for a small additional charge. If all residents of a cottage select the bedroom furniture option, the cottage will also receive furniture for the living room and kitchen bar at no extra charge.
The standard term is August 12, 2023 to July 20, 2024, with payments made in 12 equal installments. Limited alternate terms or immediate move-in may be available; please inquire with our staff. Click here for a sample agreement.
Each resident must pay an administrative fee within 7 days after signing the Housing Agreement. This fee is reduced significantly if the resident provides a qualifying guarantor (often a parent) for their financial obligations under Housing Agreement.
Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Cottages of Clemson offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.
Your living costs at Cottages of Clemson can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Cottages of Clemson. Normal payment deadlines will continue to apply.
Nearly all the residents at Cottages of Clemson are students at the Clemson University. The per-person contracts are also designed with students in mind. Nonetheless, Cottages is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.
Cottages of Clemson is a gated community, with an on-site courtesy officer during specified hours as well as security cameras in select locations. Cottages have individually locking bedrooms. Management staff are also available 24×7 and can be reached by a 24-hour phone number.
Cottages of Clemson is a pet-friendly community, subject to limits on animals and breed. The community is smoke-free in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.
Cottages of Clemson offers plenty of on-site parking. Each cottage has a parking bay in front for residents and their guests.
The Clemson Area Transit (CAT) “Red Route” shuttle bus stops just 1/8th of a mile from the front gate of the community every 15 to 30 minutes when school is in session, with extended evening service through 3am daily. Clemson University and downtown are just 10 to 20 minutes away.
